Subdivision connection

Subdividing land into multiple lots? Apply here to connect your development to our network.

Connection costs update

Before you start your application, please make sure you have:

  • A subdivision concept or scheme plan
  • Surveyor details
  • Proposed lot layout and staging (if applicable)
  • An understanding of your connection requirements (number of lots and capacity).

Ready to apply?

Complete the form below to get started. Please note that from 1 April 2026, all applications must be submitted through the form below. Email applications are no longer accepted.

Timeframes

Subdivision projects vary in complexity, and timeframes will depend on the scope of the work.

  • Initial response
Provided once your application has been received
  • Design and quote
This typically takes between 4 to 12 weeks, depending on project complexity
  • Construction
Timeframes vary depending on the scale of the project and any required approvals.

Note that if easements or land access agreements are required, this may extend timelines.

Subdivisions and cost sharing

Subdivision developments are not eligible for pioneer schemes. This means:

  • Costs are not shared with future connections
  • The full cost of the required network infrastructure is included in your quote.

Before construction starts

Before work can begin:

  • Your quote must be accepted
  • All required payments must be made
  • Any easements or approvals must be in place.

Final steps to get connected

For each lot to be connected:

  • Electrical installations must be completed and certified
  • Retailers must be arranged for each connection
  • Metering must be installed
  • All compliance and safety requirements must be met.

Once complete, connections will be inspected and livened.

Subdivision Connection FAQs

How much will my new connection cost?

Costs vary depending on the size of your development and the required network infrastructure. You’ll receive a full quote after assessment.

What do I have to pay upfront?

From 1 April 2026, all connection costs must be paid upfront to provide clearer, more predictable pricing and align with national requirements, unless your application and quoted work were completed prior to 1 April 2026. In this case, the prior pricing structure, with costs paid at both the development and ICP application stages, will apply.

I received a quote before 1 April 2026. Will the pricing of this connection change?

If your quote expires on or after 1 April 2026, it may be reassessed under the new pricing model.

What is a capacity charge?

A capacity charge is a contribution towards the cost of providing shared network capacity to support both your connection and future demand.

How long does it take to get connected?

Timeframes for subdivision projects can vary depending on the complexity and scope of the work. Once your application is received, an initial response is provided. The design and quoting stage typically takes around 4 to 12 weeks, depending on the project’s complexity. Construction timeframes then vary based on the scale of the work and any required approvals.

Please note that if easements or land access agreements are needed, this can extend the overall timeline.

Do subdivision projects require network design?

Yes. Most subdivision projects require network design and construction to support multiple new connections.

Can costs be shared with future developments?

No. Subdivisions are not eligible for pioneer schemes under the new approach.
